我唔熟两地楼市,但今年几个大陆朋友买左墨市既楼后兴奋左成年,不断发果边楼市消息比我所以我咪顺手分享下。
我上次去悉尼已系18年前,墨市就未去过添,本来想圣诞去,但细妹希望等新屋装修入伙时先去,所以应该明年一定去。

补助一点关於增值税豁免的情况,简单来说,自住房可豁免capital gain tax(CGT).
You can generally claim the main residence exemption from CGT for your home. To get the exemption, the property must have a dwelling on it and you must have lived in it. You're not entitled to the exemption for a vacant block.
Generally, a dwelling is considered to be your main residence if: - you and your family live in it
- your personal belongings are in it
- it is the address your mail is delivered to
- it is your address on the electoral roll, and
- services such as phone, gas and power are connected.
The main residence exemption is not based on one factor alone, and the weight given to each varies depending on individual circumstances. The length of time you stay there and your intention in occupying it may also be relevant.

买唔买楼不是只看是否明灯, 应该跟随汤博士用的影响楼市排行榜来参考 以下是排行榜的简化版 第四利息,第三是易按,第二供应,第一经济环境 澳洲明年的经济看来未必是太好,GDP 增长可能0-1%,也有可能出现季度性负增长. 易按我没有资料 利息和美国没有关系明年如果GDP不理想或者其他经济数据不理想很大机会会减息. 现在的利息是2.0%有可能会减到1.5%,这是澳洲从来未试过的低息. 综合以上我看不到悉尼会有大跌的可能,但会不会大升我就看不懂,明年搞不好是平稳或者微增长,但如果减息的话那就可能刺激楼价上升.

我所有的楼都是远程完成交易,要不然会飞死,今次也不例外。Comperdown 的一个楼花啱啱通知可以收楼,如果决定立刻收,我今次可以睇到实物,不过我决定延后到最后成交日,因为圣诞节期间是淡季,唔容易出租。所以仍是无缘睇楼。
你的四项精简版非常中肯,睇落你与市场很贴近,全是真知灼见。我也有相似判断。

加拿大前两年卖石油,当时油价高企,卖一桶,就赚几+元美金,结果是加币大幅升值,过去两年,油价大幅下跌,卖一桶,亏一桶钱,结果加币大幅贬值40%。
香港卖一罐奶粉,赚几+元,卖一罐,赚一罐,点都好好过卖石油挂。点解香港人会被传媒洗脑,竟然会妖魔化卖奶粉的行动,究竟香港人的头脑是不是生息patpat到。
香港人是不是除了炒卖,就咩都吾识!

细妹每次买楼都只做三成按揭,所以其实无需为她担心,反而大陆朋友情绪高涨,日日系度讲澳洲楼抵买而令我有少少担心,不过除非有日想移民去果度,否则一定唔会摆钱入去

长河兄 看不看楼我想不是太大分别丶这边的楼花没有香港的货不对办。 反而我想知道长河兄你是怎样拣投资性楼花、比方说楼层?方位当然是要向北、你说过你多买两房、你会买高层的两房或是低楼层的? 景观又是不是你的考虑?

楼唔系我拣,我都好少俾意见。当然都想要朝向好、view 靓,高层啦,不过一切都应该已在价格上反映。据我所知,朝向东北据多而楼层则中低层据多。因为是出租,考虑的首要因素是租金回报率。

In annual growth terms, Sydney houses again led the market with 20.53% growth in the 12 months to November. However, quarterly growth figures indicate that this market is coming into a downswing. Growth in the November quarter was just 2.93% – which is the lowest result since July 2014. While these figures are still strong, they indicate a clear slowing in this market. Sydney units have also slowed dramatically, with growth for the month of November at just 0.55%. Despite the slowing of growth in Sydney, 2016 is unlikely to see a market crash due to strong population migration in New South Wales and Sydney feeding dwelling demand. Even a market correction of 10% would still leave Sydney home owners well off after the latest housing boom.

Stephen 兄,最大的收获系见到想见的一班朋友,如今都已事业有成,子女成行,有多处物业。非常欣慰。走马观花地看了一下各处物业,与以前得到的info 并无出入,也就放心了。至於做developer 个想法,目前的评估应该系唔会。
朋友们都觉得悉尼楼市可能会静一阵子,对我来说正好慢慢选盘。所以第二波已准备开始,如有好的推荐请告知。多谢先。
