You mean 1998 - 2003 right? Not 1997 at the peak??
A little side track here... but not only 強國針 wor... many many HK people still buy prime luxury properties in the Peak, Midlevels, Kowloon Tong and Kowloon Station...
Just share again some information, back in 2010 there were already 60k HK citizens with net worth of over USD10mil. Now must be more than USD20 mil? Or the number of people has reached 100k? Bare in mind that USD10mil was the "poorest" of that group...
For these individuals, buying something HKD 10 - 30mil every few years is easy. And many of them do not trust Stocks and Bonds anymore because they have seen the Tsunami
If you call any of these individuals to sell you their apartment at a discount they will probably ask if you have anything they can buy instead. They'd rather collect 2% rent than sell it at a lower price because there's no better place to put money at the moment... 2% gain or 10% gain doesn't mean much to these people. Sure the more the better, but they settle with "not losing" money at these times. And the extra cash from selling a property gives them a headache instead.
Therefore I really don't think luxury properties has any reason to depreciate in the near future.

15,400 HK people have US$10m assets 06-08-2014
Hong Kong has been found to have 15,400 individuals with net assets of at least US$10 million. The figures were compiled following a study by Johannesburg-based wealth consultancy - New World Wealth.
The report also said the number of multi-millionaires worldwide has grown by 71 percent over the past decade which reflects the widening wealth gap at the top-end of the spectrum.
But Hong Kong ranks only fifth on the report's millionaire list behind London, New York, Tokyo and Singapore.
Two Swiss cities top the list of millionaires per capita. Nearly eight percent of Geneva's population are millionaires, while those in Zurich account for almost six percent of the city's population.

內地人不太喜歡與港人一起住 , 港人多居住的地段, 例如, 福田口岸附近的屋苑2009年時, 一個大約70平的單位, 當年賣110萬人仔左右! 現在只升到140萬左右! 而同年的福田中心區的房價現在已翻了一翻!

原因好簡單, 港人賣比港人, 對手有限! 我指交易對手, 即買家少! 相反, 內地人喜歡的樓房, 大部分業主都是內地人 90%以上, 這樣, 當你放盤時便有好多出得起錢的買家出現! 所以房價就會爆上去!

呢個我同意,渡假、養老嘅屋,經濟價值點會比得上方便工作,同埋有靚校網嘅吖。

還有, 港人買口岸附近是因為方便過關往來, 而內地人就無呢個需要! 佢地反而喜歡在一些好學校附近的樓房, 即係所謂學位房!

“內地人不太喜歡與港人一起住” 呢個係新觀點,我諗可能深圳係咁,其他地方應該唔係,起碼暫時唔係。
好多大陸嘅高尚住宅區,停車場嘅車有中港牌比例會幾高下。 以前,番禺嘅祈福新村,基本上係香港城嚟嘅,因爲外地人越來越多,D港人就搬走晒。 主要原因係文化唔同,作風唔同,大家包容唔到,反而係香港人幾乎搬走晒。
