Building Inspection DIY
When the new owner takes over the building, it is definitely a pleasure to move into the new home, but, one must remember to inspect the building carefully and follow up. If the building is taken over hastily, if problems are found in the future, repairs made will result in loss of time and money.
1.
Door
  The door and kitchen door must be made of solid wood, and the door frame or edge must have smoke-proof strips (old buildings may not have them);
  The switch should be smooth;
  The lock should be strong;
  After closing the door, there might be a vacant position, and should not be bent.
   
2.
Window
  The aluminum frame used to support the windows and doors should have a total of 12 screws on the upper and lower sides. Be sure to count if there are enough, any screws missing is a danger hazard ;
  The waterproof glue inside and outside the window should be pumped smoothly and cleanly, without blisters;
  Check the position of the window to see if there are any water marks;
  Does the window open and close smoothly, and is there any air leakage when it is closed?
   
3.
Ceiling
  Check with the naked eye and a flashlight for cracks;
  Hit the ceiling to check for hollowness, peeling paint, uneven sound, etc.
   
4.
Floor
  With wooden or brick floors, to check whether they are smooth or loose, it is best to carry out the whole house test;
  If the platform is tilted, you can use a level ruler to test whether the gap is more than 5mm, it is unqualified if the platform is uneven, it will cause damage to the furniture.
   
5.
Kitchen
  Fill the water basin and the washing machine with water at the same time, then drain the water, check the floor for seepage, and ensure smooth drainage;
  Whether the installation of wall-mounted kitchen cabinets is normal;
  Whether the attached home appliances are operating normally;
  The throat of the range hood may be damaged.
   
6.
Bathroom
  Hit the brick body at 9 points to test whether the sound of the hollow wall will be louder. If there are 3 or more points under 1 square foot, and more than 1 square foot with 3 points or more, it is unqualified, and the wall tiles may peel off;
  If the waterproof glue on the side of the bathtub and washbasin is blistered or loose, it is easy to seep water;
  It is best to open the bathtub repair door to check whether there is water seepage at the bottom of the cylinder;
  After the wash basin is full of water, put a newspaper under the pipe to check for leaks;
  There may be sediment accumulation in the toilet water tank and function well;
  Whether there are cracks on the marble surface.

If the new owner buys a first-hand new flat (new building), these are the procedures for the developer to hand over the flat to the new owner:
1.
The developer sends a letter to inform the new owner to go to the developer's site handover office to complete the formalities
2.
The developer arranges staff to accompany the new owner to the unit for inspection
3.
New Owners Available for Inspection
4.
The new owner submits the inspection report list to the developer for follow-up (general developers will submit the inspection report to buyers within one to seven days, depending on different developers and projects)
5.
The developer arranges the contractor to repair the unit (usual repairs are completed within 30 days)
6.
The new owner re-accepts the unit that has been repaired
   
  Bring some tools when you go to flate inspection:

Sales brochure Check to see if the actual handover intervals, materials and accessories are as stated in the sales brochure
Measuring tape To measure whether the actual size is consistent with the sales brochure
Levelling ruler or table tennis ball To check whether walls, doors, windows, floors, window sills, etc. are levelled and vertical
Water bucket After the bucket is filled with water, test whether the toilet and kitchen floor and drain level are operating normally
Toilet paper Check the flushing/draining capacity of the toilet bowl
Newspaper For water, check for leaks and water seepage
A square-foot electric plug with a power-on indicator light To test whether the power supply of each plug is normal
Flashlight Is convenient for checking places with low light
Camera or camcorder To photograph or document repairs that need to be made
Mirror with long handle To inspect exterior walls or places that are difficult to see with a probe
Folding chair or ladder For viewing higher areas
Notice stickers and arrow To post on the places that need to be repaired and written with a description, so that the contractor can repair them
