今次花旗銀行好嘢,但我並不是說她對香港樓市睇法轉軚好嘢,而是以今日的我打倒昨日的我姿態,逐點駁斥昔日她自己睇淡香港樓市的言論而值得我為花旗鼓掌,我更加認為,能以今日的我打倒昨日的我才是勇者所為。

這真的很困難,你看看引刀一快這些淡淡,還是死牛一邊頸。

Few observations:
1. Are you sure that the reports were written by the same person? or we are talking about "現任的[我]打倒上任的[我]"
2. The conclusion of the report seem pointing to recommending few HK property stocks. To me HK property PX = sum(value of land bank; brand value; value of inventory/shopping malls etc). But I am -ve on 1st and 3rd point.

Same as 17/F, just bought my first flat two months ago.  Just got my key yesterday.  Rented a flat for one year and realize that housing price hasn't dropped much.  
Articles from Dr. and comments here are very insightful.  Thanks very much.

大C 又出文章話自由行減少,舖位租金及價值一定跌,又話抵D鋪位業主死,因為過往幾年大幅加租,搞到小商鋪冇得做。幾實大C用這幸災樂禍評論樓市好大問題,根本就係唔抵得業主們過往幾年身家大幅升值,眼紅到出唒面!由09年唱淡唱足五年,冇一次中,此人心胸狹窄,出佢一成,雙目失明。至惨身邊真係有朋友信佢賣左自住物業,搞到人地生活質素下降……仲要面對租金上升壓力,害人不淺!

One needs courage to admit it's failure in order to change it's market view.  It is not easy to do. And one need this charteristic in order to be a succesful investor.

Stock market is suppose to be forward looking. But if the market have already discounted all the bad news, then its a good buy (but I am not sure).

Property stocks  moved one month ago . If u are now buying stock due to high discount . I suggest u not to buy. If u a confidence on property market in hk . Then u can buy now . Remember . Those property developers care about the stable hk property market , so that  the market will not move out of Their downward expectation ,

If no one buy property, will  the property developer  dividend and profit ? Back to basic , how to calculate the stock value? That is the addition of the future dividend and growth discounted in present value .

大家要小心,check 真先好買


日本高租金回報 (表面) 好似好高,但日本租賃住宅空置率奇高,租得出就高 yields。但因為空置高,租不出的機會好

主要地區住宅空置介乎 15 - 20%。投資者要小心陷阱,這是日本樓價長睡不起的原因
